These days communication is everything!
Who hears you, what is heard, and how fast it all happens is very much a 21st century problem.
That is because we have so many communication options now that never existed before.
Do you prefer texting? email? or real people phone calls?
It probably depends on the context, as does most everything.
So – getting back to Real Estate – if you are trying to buy a house – you want to communicate with everyone in the fastest, most reliable manner possible.
Why? So that things go as smoothly as possible.
Make sure you communicate your Communication Preferences.
This means to let those who are working with you to secure your new home know what is the best, fastest, and preferred way for them to reach you and which best guarantees you will RESPOND to them!
And once you have done that, do not ignore the communication that comes in via that channel.
Another side of communication is who needs to share information on your behalf.
Of course that means you want to be comfortable with the people on your team who are all involved in your home buying process.
You want them to communicate with you easily and in a timely manner when you need them.
These people can include a broker, lawyer, contractors, loan agent, etc. Be clear on how it is best to reach you and make sure you stay available to be reached.
One additional TIP
It’s important not just for you to be able to communicate with the people on your team; sometimes it is critical that they communicate with each other. The most efficient team will have people who also are willing to be friendly, communicative and cooperative with others on your team.
Example situation
For example – here is a scenario that is not uncommon:
Imagine that Daryl has put a contract on a house. He now has a period of 5 days of “attorney review” during which time he can most easily and simply bow out of his contract if he has any issues of any sort.
During this time, he most likely wants the house inspected. His real estate agent will typically help him set that up, as Daryl may not know any inspectors (and his real estate agent will have many good options).
However, it is Daryl’s lawyer who has to keep things moving along in terms of ultimately getting final approval to move ahead with the sale, vs. requesting to extend the review period, vs. cancelling the contract altogether.
These things are legally supposed to happen in a contracted time frame, but unfortunately not all attorneys are tuned into all the state and local laws for real estate. Which means they may not be as sensitive to timing and urgency of things.
In general – attorneys who specialize in real estate are up on such things – as are real estate agents.
In any case, it is in your best interests as a buyer to have both an agent and an attorney who care about timelines and details of real estate legalities, and who care about communicating quickly and easily with people on your team!
In summary:
Know your communication style and preferences, and let others know what those are. Then – be responsive and expect those on your team to be responsive as well!
