How do we do it?

Well imagine for a moment that you have never sold a house before.  You have no idea what the process involves, or how much work it takes to get prepared.

You also would love to think your house is amazing and worth millions of dollars… but is it?

You poke around on the internet and see what Zillow prices your house at.  

But what if Zillow has no true idea?

Shelving that worry for a moment, you look around at all your stuff – and you get a sneaking suspicion that maybe that comfortable accumulation of stuff that makes up your life, might not look so inviting to complete strangers looking to buy.

The more you think about things, the more overwhelming it all starts to feel.

Step 1 – Educate

We make sure you have a good understanding of the entire process.  We paint the “big picture” for you, explain all the steps, and help you understand all the documents and paperwork involved.

Step 2 – Plan

It is critical to get your house ready to sell – and that might take some time and money.  Developing a good plan not only makes the process more doable – you will be more relaxed getting through it.  

You need to decide on how much to repair, remodel, de-clutter, and re-organize.  Go minimal or to the max?  How much can you spend?

We help you identify your options and plan the best way to proceed.

Since it was an estate sale, we agreed we would try to sell it ‘as is’; she identified the items that needed to be completed to make the house sale ‘sellable’ versus the items that would be best left to the future owners. .....Because the market value was spot on, once the house was listed, in the first three days, there were over 40 visits and over 15 contract offers. We accepted a cash offer and the sale was completed in about three weeks...

Step 3 – Communicate and Coordinate

It is critical to communicate and coordinate throughout the process but we like to make sure our clients realize just HOW important this becomes as things get complicated.  

Selling the house involves lawyers, appraisers, and loan agents besides real estate agents.  That’s a lot of people.

That means you can easily make or break a deal – just due to the quality and capability of communication!  So we stay on top of it.

Step 4 – Execute details of Plan

We keep you on track through every phase of the process plan; from when you start fixing and readying your house, through getting professional photos for advertising; and during the trials and tribulations of showings and open houses; and ultimately forward with negotiations.

It is just like project management and the better the management, the better the project results!

Stress and education are part of the deal when you are buying a house, just as much as when you are selling.  We understand both sides of this and believe it is important to sympathize and allay your concerns.  When buying, you have different concerns, but they are still stressful!
